From Lease Signing to Grand Opening: How Luxury Brands Should Plan Their Build-Out

Though no commercial build is ever the exact same, the general flow of a luxury build out, whether a tenant improvement project or an altogether brand new build from the ground up can be mapped out by a basic outline. Each step is incredibly important to the success of a build and in this article we will offer a basic overview.

 

1. Design

This is the brainstorming phase. Assigning needs and wants for your build, design feasibility, and preliminary estimates are all discussed. The goal here is to slowly refine a potential design with your architect/designer in an effort to reach a point where all parties are satisfied. 

Once concepts are finalized, schematic designs are created. This allows the designer to come up with pricing and building sets, taking note of budget realignments needed in the face of possible alterations.

 

2. Permitting/Approvals

At this point, behind the wall functions (i.e electrical, plumbing etc.) are added to your designs and are submitted to local authorities for approval. It is very important that you discuss with your contractor and architect each permit needed to begin building. 

 

This may be the most important step of your project. The procurement of specialty, zoning permits, planning of check reviews, and the issuance of permits will make or break your project. If all goes well, this phase should end with the procurement of all permits and insurances needed to start building.

 

3. Pre-Construction

Before a build can begin, a contractor must be selected through a bidding and negotiation process. Once selected, the schedule, final budget, and site preparation occurs, allowing the vision to be put into action. Select a contractor with proven expertise, experience, and where with all to complete a luxury project.

 

4. Construction

This is where your build begins to take form. From foundations, to electrical and plumbing, drywall, specialty features and the like, this is where the build comes into form. Depending on the complexity of your design, unforeseen delays and timeline allocations may be necessary due to specialty material procurement/storage, engineering, and finishes.

 

Throughout the build process, walkthroughs and inspections will occur to ensure the build is up to the client’s liking and worked on in a safe and timely manner. Once the build is wrapped up, we get to the final phase.

 

5. Final Inspection & Handover

A final inspection ensures that the build is completely safe and up to code. Once complete, the build is closed out, with final paperwork and contracts being signed off before the build is handed over to the client. The client and contractor will discuss maintenance and upkeep practices and once all processes are complete, the build is officially done!
