Project Overview
Located on Los Angeles’ Melrose Avenue, the two story, 20,000 sqft. Meta Lab is the premier VR and AI space. The storefront allows customers to experience VR headsets, AI glasses, and other Meta accessories. Dedicated to a long time collaboration with Rayban, the exterior emulates the classic sunglass shape. The interior contains a mini skate park and a plethora of futuristic design interest.
The Client’s Vision
We worked hard to ensure that this build would be completed in a timely manner and with quality that is worthy of Meta’s reputation. As a construction management partner, this was our first multi prime project. Our main goal was to guarantee the smooth completion of the build in the face of extenuating circumstances. As a result we functioned as a central hub, bringing together local prowess with national oversight into one succinct effort.
The MODAA Approach
- Bridging Gaps: To start, we began by creating a collaborative front by bringing together all parties involved. We instituted a weekly comprehensive schedule review between vendors, construction teams, the design team and client to create a space for clear cut, comprehensive communication.
- Local Vendors and Relationships: Installation of fire alarm, mechanical, millwork, lighting package, and tracking the fire sprinkler system were critical parts of our role. Through our assessment, we identified contract loopholes that could not have been identified without understanding LA’s build codes. As such, we stepped in, closing those loopholes and expediting the submittal and permit process of the designs, permitting, and installation of fire alarm systems with our own connections.
- A Tried and True Network: In order to expedite the build process, we utilized our own network of local subs and bringing on and coordinating third party vendors. With our relationships, we were able to expedite designs and finalize permits including fire alarm plans with a two week turn around.
- A MODAA Timeline: When assessing the timeline, we identified a mismatched sequencing of installations between subs. Through our efforts, we redeveloped a schedule that integrated local vendors, establishing an efficient sequencing that minimized further delays and guaranteed the build’s completion in a timely manner.
The Experience
Working on a multi prime project allowed us to appreciate the synthesis of national pedigree with local prowess. Effective and consistent communication while working on one established front is an essential part to allowing a build to thrive. We were able to bring all teams involved into one brilliant effort through the utilization of our local know-how, expediting the completion of a space of national acclaim.
